Services are typically for design and documentation in stages as listed below but can include interior design detailing , assistance with town planning approvals, relaxation applications and contract administration in the superintendent role. The services can be tailored to suit your needs.
Schematic Design
The initial engagement is for concept and sketch designs. With the clients' brief we normally develop bubble concept plans which allow a quick understanding of spacial links and relationships. These are then developed into 1:200 scale hand sketches. This is a little old school but it is the quickest and most fluid way to develop ideas. Elevational concepts are also explored as part of the schematic design concept.
Developed Desgn - Approvals
Design concepts are reviewed and developed and if required taken to the Development Approval stage. If no Development approval is required its normally a case of providing enough information to some preliminary costings and input from a builder if so desired . Designs are developed in CAD 3d modelling software
Working Drawings & Specifications
Documentation of the design to allow builders to fully quote and build with accurate and detailed drawings is key to a successful project . The extent of the work done in this part is dependant on many factors including design complexity , client involvement in design , budget for drawings, the builder relationship and whether the client wants to have an accurate level of cost control .
